3 More, London

10,000 sq ft | 10 Week Programme

Canonical — the global technology company behind Ubuntu — set out to create a London base that reflects their international reach while supporting a mostly remote team. Through our project management and cost consultancy services, we delivered a 10,000 sq. ft. CAT B fit-out at 3 More London under a JCT Traditional contract.

The result is a space designed as both a business briefing centre and a welcoming hub for visiting employees — a place built for connection, collaboration, and creativity. Canonical wanted something far from a typical corporate office: a boutique, hospitality-inspired environment where technology and comfort work effortlessly together.

Our role extended beyond delivery, guiding Canonical through every stage — from early design coordination to cost control and programme management. This collaborative approach ensured the space not only met their operational needs but also captured the brand’s forward-thinking spirit in a refined, hospitality-led setting.

Coventry, UK

65,000 sq ft | 20 Week Programme

Octopus Energy appointed us to support the delivery of their new 65,000 sq. ft. Coventry headquarters — a Cat A and Cat B fit-out spanning five floors. Through our project management and cost consultancy services, we oversaw the scheme under a JCT Design & Build contract, working closely with Maris Interiors as the main contractor. The brief called for a flexible, technology-enabled workplace that could welcome staff early while construction progressed on later phases.

A series of standout features define the space, including an interconnecting staircase, fully integrated AV systems, and a purpose-built auditorium for presentations and cultural moments such as their signature “family dinners.” Across all floors, multi-use collaboration zones and breakout areas were designed to encourage connection, adaptability, and team-driven working.

Our team played a pivotal role in coordinating multiple stakeholders, maintaining alignment between design intent, construction delivery, and evolving client needs. Common Questions

  • Costs vary by scope, quality and location. As a guide, UK office fit outs typically range from £50–£150+ per sq ft. We help you set a clear budget early and keep tight cost control throughout.

  • Most office fit outs take 8–16 weeks on site, plus design and approvals. Programme depends on complexity, procurement route and landlord requirements. Early planning is key to avoiding delays and so we typically engage 6-8 weeks ahead of this.

  • A project manager protects your time, budget and risk. We coordinate consultants and contractors, manage decisions, and keep everything moving – so you get the space you want, delivered smoothly.

  • As early as possible. Engaging at lease stage or concept design helps shape budgets, programmes and risks from day one – saving time, cost and stress later.

  • Traditional offers greater design control, with separate design and construction teams. Design & Build provides a single point of responsibility and often faster delivery. We’ll advise which suits your priorities.

  • Absolutely. We translate your business goals into a clear brief, covering space, budget, programme and quality so designers and contractors deliver exactly what you need.
